My Marketing Plan for Your Property
- I give all my sellers their own personal website where, no matter where they are, they can see and follow every action we take, read the feed-back from every showing, and where communication is our priority.
- I register my sellers with Homelink, a concierge service for Tucker clients only and which is free of charge to them, where our personal service coordinator is at my clients' disposal.
- My office is open from 8AM to 7PM daily and 9AM to 5PM every weekend.
- My fully licensed associate is available if I am not present and she is always able to contact me.
- I am always accessible via my office phone and email and my mobile phone goes with me everywhere.
- I have email &fax capabilities both at work and at home.
- Our office staff are top notch and I am in constant contact - with them to ensure that all showings and communications run smoothly/or my clients' convenience.
- We carefully measure the property and make extensive notes as to its features and any updates.
- Make recommendations to the seller to improve curb appeal, and interior appeal to any potential buyers.
- Complete listing contract and listing profile and submit to the multiple listing system.
- Give accurate and detailed showing instructions to the showing secretaries and ensure that these will be fallowed.
- Acquire property information from the Treasurer and Assessor's offices.
- Personally take photos and download then into the MIS system.
- Add multiple photos with written remarks to MLS system and websites.
- Place sign and/tier box in yard and lockbox on door.
- Complete utility and mortgage information.
- Copy MLS computer print out and check for errors.
- Deliver copies of all documents and mortgage information to the chosen title company and try to obtain a discount for
clients.
- Prepare glossy brochure and fliers and deliver to property.
- Schedule office tow.
- Notify sellers of tour date.
- Obtain written feed-back from every agent on tour.
- Mail agents feed-back to sellers for their information and to possibly help with any changes needed to either the property itself or to our marketing strategy.
- Schedule open house if desired.
- Prepare newspaper ad and submit to newspaper.
- Do open house to suit sellers, obtain feed-back from visitors.
- Mail feedback to sellers from open house.
- Write advertising for Homes Illustrated, Tucker Homes Color Magazine
- Design advertising and artwork for special ad in Homes & Land magazine.
- Email information and photos of property to web master to be put onto my website.
- Email audio draft to audio technician for him to create an audio tour of the property for the website.
- Ensure that information regarding the listing is on the Tucker website, Realtor.com, Microsoft House & Homes website, the
Relocation National Home Search site, LuxuryPortfolio. com (properties over $1 million) and the Homes & Land Magazine website. All these are interactive sites.
- Set up listing shelf with showings organizer.
- Complete listing reference sheet for daytimer.
- Set up green file for listing.
- Check photos and remarks in MLS system.
- Ensure all listing details are correct on the websites.
- Make duplicate key for the office for emergencies with lockbox.
- Mail "Just Listed" postcard to neighbors if property is in a neighborhood.
- Share information about home with other agents in Tucker.
- Research which agents sold in this area and contact them with information about this property.
- Mark calendar to change details on the listing profile in the MLS system, Homes Illustrated, Tucker Homes Color Magazine and Homes & Land Magazine every 6-8 weeks.
- Sellers receive copies of all ads:
- Both my associate & I always carry with us detailed informational fliers of our listings to distribute to any possible leads at any time.
When an Offer to Purchase is Received
- Obtain written formal confirmation of the buyer's purchase qualification.
- Review and negotiate the inspection report with sellers
- Help sellers to organize inspection repairs.
- Keep sellers up to date on the pending details and progress of the transaction
- Follow up with the buyer's lender and carefully follow progress on buyer's mortgage.
- Assist buyer's agent with any problems relative too the sale.
- Schedule closing at a time to suit all parties.
- Check closing documents and settlement statement, make any necessary corrections and review with seller.
While the Transaction is Pending
- Obtain and review title insurance documents and survey.
- Review and negotiate the inspection report with sellers.
- Help sellers to organize inspection repairs.
- Keep sellers up to date on the pending details and progress of the transaction.
- Follow up with buyer's lender and carefully follow progress of buyer 's mortgage.
- Assist buyer's agent with any problems relative to the sale
- Schedule closing at a time to suit all parties.
- Check closing documents and settlement statement, make any necessary corrections and review with seller.
At the Closing
- Attend closing and answer any questions.
- Ensure that sellers understand all aspects of closing.
- Ensure that sellers have a complete set of all the fully executed documents.
- Coordinate any monies to be exchanged between buyer and sellers.
- Coordinate the transfer of keys, garage door openers and any useful information.
